WATERFRONT LAND PRICES JUST KEEP ON RISING, Graham Skellern
Waterfront property in Tauranga and Mount Maunganui continues to buck the trend with more than $6 million worth of sales concluded by
one real estate company in the past few weeks. The pick of the sales was a $3 million deal by a local businessman for two neighbouring
properties, totalling 3,400 square metres of land, on Oceanbeach Road at Omanu."The coastal beachside resort type properties in the upper end (of the market) are well sought after," said Kevin Wehipeihana, managing
drector of Bayleys Distinction Realty. "There is a desire by purchasers to get near the water or on it and they are prepared to pay a
substantial premium. The deals are being done contrary to the doom and gloom. The waterfront properties have not been affected by the slowdown
experienced by the overall residential market this year." There were six strong inquiries on the properties at 121 and 123 Oceanbeach Road (total 1997
government valuation $1,765 million) which have more than 30 metres of beach frontage. One of the 1960s-built, four-bedroom houses is on the edge of the beach and the other is positioned near the road and does not
have a beach view. A modern three-bedroom two-level home further down the coast towards Papamoa in Sunbrae Grove was also
sold to a local businessman for $1.1 million (government valuation $780,000). On Marine Parade a three-bedroom, two-level home sold at auction for $765,000 and nearby a freestanding modern townhouse
on half a site changed hands for $660,000. The home at 118 Marine Parade was bought unseen by an expatriate New Zealand
couple living in Indonesia who spotted the property on the internet and entered the bidding.

A new three-bedroom, masonry townhouse on 399 sqm of waterfront land in Harbour drive, Otumoetai fetched $717,500.
A three-bedroom home one block from the beach in Lee Street, Mt. Maunganui, reached $330,000 at auction.
A four-bedroom, three storey modern home in Grace Avenue, Mt. Maunganui, fetched $515,000 in a post-auction deal.
A lakeside home in Royal Palm Beach estate's Kokomo Key, a winner in last year's Home of the Year awards, sold for $535,000.
Another three-bedroom house in Royal Palm on the lake in Santa Barbara Drive fetched $515,000.
